Mortgage Calculators

Use these simple mortgage calculators to explore an illustrative borrowing range, estimate a deposit and work out your loan-to-value (LTV). They are useful starting points, not a mortgage offer or a substitute for a full affordability assessment.

Mortgage borrowing, deposit and LTV calculators

Income, commitments, property value, deposit size, credit profile and lender criteria all affect what may be available. Use the illustrations below to prepare questions for a mortgage advisor.

Estimate how much you could borrow

Enter your total gross annual income to see two simple income-multiple illustrations. This is a starting point, not a lender affordability assessment.

Illustration at 4× income£116,000A simple 4× income illustration.
Illustration at 5.5× income£159,500Some lenders may consider up to 5.5× income in specific circumstances.

Actual borrowing depends on income, expenditure, deposit, credit profile, term, property and lender criteria. The 5.5× illustration is not available from every lender and neither figure is a promise of borrowing or acceptance.

Calculate the deposit you may need

Choose the property type, then enter a purchase price and mortgage amount to estimate the deposit, deposit percentage and illustrative mortgage LTV.

Estimated deposit£20,000Purchase price minus mortgage amount.
Deposit percentage10%Deposit divided by purchase price.
Illustrative mortgage LTV90%Mortgage amount divided by purchase price.

As a starting point, a residential purchase is shown with a minimum deposit of 5% and Buy to Let with a minimum deposit of 25%. Lender, property and borrower criteria can require more. This is an illustration only. Actual deposit requirements depend on the lender, property, valuation and your circumstances. Keep separate funds for fees, tax and moving costs.

Calculate your mortgage LTV

Enter your property value and outstanding mortgage balance to calculate an illustrative loan-to-value percentage and approximate equity.

Illustrative mortgage LTV60%Mortgage balance ÷ property value × 100.
Approximate equity£120,000Property value minus outstanding mortgage balance.

A lender may use its own property valuation, and LTV is only one part of its assessment. Products, pricing and criteria vary by lender.

Talk to a mortgage advisor

Our calculators provide illustrations only. Share your details if you would like an advisor to discuss your income, commitments, deposit or equity, property and objectives.

We will use these details to respond to your enquiry. Requirements and available options vary by lender.
