PLANNING TOOL
Mortgage LTV calculator
Calculate the relationship between your mortgage balance and property value, with an accompanying estimate of equity.
Your figures
Value and mortgage balance
Use a realistic current value. A lender may rely on its own valuation rather than an estate-agent estimate.
LTV is one part of a lender’s assessment. Product availability, affordability, property type, credit profile, fees and other criteria also matter.
What your LTV can help you discuss
Lenders commonly arrange products into LTV bands, but the calculator does not identify which band, product or rate you can obtain. Small valuation changes can move a result near a boundary.
- For a remortgage, use the latest balance rather than the amount originally borrowed.
- For a purchase, use the mortgage required and the purchase price, subject to valuation.
- If the balance exceeds the value, the result shows negative estimated equity and needs careful advice.
